Shadow Mountain Ranch Property Owners Association

Shadow Mountain Ranch (SMR) is a large lot subdivision in beautiful Grand County, Colorado, located approximately 8 miles northwest of the town of Granby. It is comprised of 36 lots totaling 1,260 acres.

The Shadow Mountain Ranch Property Owners Association (SMR-POA) is the homeowners association that supports the residents, enforces the covenants, and maintains common area properties (primarily two private county roads). Responsibilities include road maintenance and repairs, snow plowing, and maintenance of the three security gates. Property owners and their guests are welcome to use the private roads and easements for recreation and access to adjacent public lands (BLM and Arapahoe National Forest). The association’s dues are paid annually and are based on the acreage of each lot.
